Governing Documents The Association is governed by the Articles of Incorporation, Declaration of Covenants, Conditions and Restrictions and Reservation of Easements, Bylaws, and Book of Resolutions. Resolutions are reviewed each year by the Board of Directors (Administrative Resolutions are reviewed during even years and Policy Resolutions are reviewed during odd years). Home Owner Associations in Virginia follow the Property Owners Association Act.
Budget and Assessments The Newington Forest Operating Budget is updated annually at the end of the calendar year. Quarterly Assessments are due January 1, April 1, July 1, and October 1. 2024 Townhome Quarterly Assessment Rate: $275.10/quarter. 2024 Detached-home Quarterly Assessment Rate: $184.65 /quarter.

Audit The Association conducts an independent audit annually.
Reserve Study The Association is required to conduct a Reserve Study every five years. This document directs the Board of Directors of the necessary funding amounts to maintain the Association's common elements.
