Pool information and Registration: The Newington Forest pool is a private pool for the exclusive use of residents and their guests, open from Memorial Day to Labor Day. Residents living in the Newington Forest community intending to use the pool MUST be registered. If you are a Property Owner and registered to use the pool in 2023 - 2025, you do NOT need to re-register again this year unless you have an addition or change to your household. Tenants must register annually, providing proof of residency and a tenant form signed by the property owner.

2026 Quarterly Assessment Rates: Townhomes: $273.45/quarter and Detached-homes: $206.25/quarter (NOTE: Direct Debit set up through the MY PORTAL auto updates with the new rates. If you pay through your own bank's bill pay, please make sure you update the new rate beginning January 1st! Assessments are due quarterly on the 1st of January, April, July, and October. Sign in to the My Portal page (on the right side of this page) to view your balance, make a one-time payment, and set up direct debit!

Newington Forest is conveniently located in Springfield, VA. The community of 1808 properties, is surrounded by wooded common areas connecting to many Fairfax County walking and biking trails. Amenities include a private pool, six tennis courts, two pickleball courts, three basketball courts, playgrounds, and a community center (available for rent by residents).
Newington Forest is a Covenant-protected community. New and prospective homeowners are encouraged to review the Governing Documents, Book of Resolutions, and Architectural Standards as they specify the restrictions, processes, and requirements that all homeowners and residents must follow.
